SWD Facility Question

We were contacted by a contract landman from Vista Disposal Solutions to see if we were willing to put a SWD Facility on some land my wife owns.

Does anyone here have any experience either as a landman or as someone who has had a SWD put on their place. What does it pay? Any ill effects, etc?
 
Have had a bit of experience. You will get different opinions. Mine is that I would put one every place I own that they wanted to do one, but that could change based off several factors. They can and sometimes do make a mess. They can be very lucrative. Find out how many are in the area and how many they and other companies are planning to put in the area. I do not have any experience with that company. Also there are several companies in my area getting as many places signed up as they can but very few of those are going to materialize from what I understand.
My experience is limited compared to what others on the board could offer I’m sure but I’ll help however I can.

What formation are they going to dispose in and what pipe are they going to run in to protect your water. How many barrels capacity?
Get ready for of a lot of trucks if you do not mind the traffic.
Do not know the going rate per barrel, sorry, but will try to check if you want.. Assuming it is in the Cordell area so earthquakes should not be a problem

I'm assuming this is in OK? I haven't heard of that company. Are they contracting for someone else? Lagoon, S&S, Zephyr, Cobalt, Overflow and Firestone are the names that are popping in SWD's around the STACK and SCOOP areas.

Don't try and strong arm them in to a ridiculous per bbl royalty, they'll just go somewhere else and put one in. Since most of OK is all fee ownership it's not hard pick and choose.

Is it just an SWD or the entire facility? Truck unloading? I'm assuming they're permitting up to 19,999bwpd. SWD's aren't really any different than someone putting in an oil/gas well on your property, usually it just boils down to the operator being competent and trustworthy.

I think the one thing you need to think about is how much does your wife like that piece of land?

LOL.I wish Chris Hansen was doing his "To Catch A Predator" show.Must see TV and definitely popcorn and beer worthy.I think my favorite was the guy who removed his clothes then when Chris came out he ran out the garage naked! Dumbass.
 
Thanks for all the responses. We are definitely conflicted on this issue. While the money would be nice, the proposed site is about 1/2 mile from our house and we would be able to see all the truck traffic from our house. Maybe they could put a solid fence around the site to make it less noticeable.

As far as dollars go. They are offering $750/month minimum, or 8% royalties if that is higher. Is that in the normal realm for a SWD?

I would not be upset with those terms. The minimum is nice. Some companies won’t do that. If that’s 8% of gross water put in the ground that’s good. I know several people (me included) would rather do ¢ per barrel instead of % but again sometimes it’s just whatever the company offers and that’s that. How many barrels a per day are they permitting for?

There will be massive traffic, at all hours. Being that close to your house is definitely something to weigh.
