Im being quoted $30 per sq ft for 2 cm granite and 3 cm for $35. That's installed, low end granite from a supplier in the Tulsa metro

I'm a first time investor. Is there a better place to get granite? Is that a good price?

That's a very good price for level 1, 3cm. The problem with most of the low ballers is their fabrication. They use too many seams.
Some go with a cheap sq ft price then want to charge extra for edging. Some want quite a bit for sink cuts and installation.
Labor shouldn't be taxed.

Get a completed job bid and make sure you get to pick the slab.

Boxter, thank you for sharing your expertise. They are charging me $200 for undermount sink cuts.

I saw a smaller granite co advertising 2 cm for a little cheaper and 3 cm for a little more. In the end, price was about the same.

Any good advice for carpet/tile pricing? Have a major company competing against a small one (I've known the small guy for 20 years). I'd rather give the business to him, but I need the best price as well.

When I'm hiring trades, I prefer to hire the guy who is actually doing the work. Usually the major company subs out the work and some contractors don't care about quality, only money. The small guy usually does the labor and his best advertising is word of mouth.

Are you willing to pay more to get the smaller guy to do the job?

Also, if you had money to spend on granite countertops for second and third bathrooms or to put towards a nice tiled shower in the master where would you spend the money?

3000 sq ft. Target price $220-225k.
Built in 1992
Many of the homes in the area lack update and upgrades.
Doing granite, SS appliances, new paint, tile, etc.

Going to put this against their houses at the same price and looking for a quick sale
