so I have a job that gives me some decent free time. Lately I have been thinking about getting my real estate license and doing it part time when I’m off. Is it worth it. I think I would enjoy it and am kind of searching for something else to give me a little of my own professional satisfaction. Any advice?
 
If none are available here, this is a friend of mine from college who has helped me buy and sell. She is based in the Tulsa metro area and moves a LOT.

Depends on your business plan.

I work commercial real estate which would be tough to do part time. Residential is possible. You’ll just need to make time on Saturdays and Sundays for showings if you work M-F.

Start letting others in your own personal network know what you’re doing and try to build from there. Also, pick the right firm that gives you the level of support you need without giving up too much in splits.

What’s the normal split for joining a team? Is it abnormal to do it part time. I guess will it be hard for me to find a team?

The structure can really depend on firm and team structure. Sometimes there is a cap so that you pay higher splits on your first few deals then pay no splits or little after a certain production level.

I would search either the majors or local shops and contact a broker directly. If you can convince you can help them make money with little training or minimal management on a part time basis, it should be an easy decision for them.

How does the structure work with teams and realtors?. The realtors have to have a broker correct? Does the broker have to pay to have realtors under him. What I was told, and not sure if true, is it’s easier if you can find a team with 4 people already. Something about it doesn’t cost the broker anymore money to take on a fifth person? The person I know gets 60% and team gets 40%. Does a broker usually just take a flat rate with volume? Or is it a percentage? Also is pros for joining a team paper work management?
