That's about the same math I had in my head except I had the tax rate higher to account for state, local, and county.

This is what I was thinking. Always thought it was a little weird to choose NYC. You had to know you would get a lot of push back there from self righteous politicians. The best statement AOC had was that they could now use the $3B on “real” New Yorkers, she has zero clue. Amazon needs to set up shop in a newer market where they won’t get any push back. Whether that’s actually good or not for that market, only time will tell.
